You receive 80 % of all net nightly revenue after platform fees. We take 20 % for the full operational service, pricing, bookings, guest care, cleaning, maintenance, reporting.

What owners
ask most often.

What exactly do I get paid?

80 % of net revenue after platform fees (Airbnb, Booking). The cleaning fee is paid separately by the guest and covers our cleaning cost. Everything is transparent in the monthly report.

How long is onboarding?

Standard 14 days from contract signing to first booking. For existing properties with good fit-out we manage it faster. For renovation or furnishing it takes proportionally longer.

What happens with damages?

We work with held deposits and a clear damage-reporting workflow. Damage up to € 200 we settle directly with the guest. Bigger issues are coordinated with you.

Do I keep the keys?

Yes. You can use your property yourself any time, just block the dates in the calendar. We recommend at least 4 weeks in advance to avoid losing bookings.

How does the monthly statement look?

Every month you get a clean breakdown in our owner app: bookings, gross and net revenue, platform fees, RockSTR fee, your payout. Transparent, at a glance.

Can I onboard multiple properties?

Absolutely. Whether a single unit or a whole portfolio, the model stays 80/20, so it's just as predictable as for every other owner.

What contracts do I have to sign?

A management and service agreement. Clearly written, transparent, no hidden clauses. Cancellable with a fair 3-month notice.
